Gold Inclusions

TRB plans come with the following inclusions:

  • Council fees and charges to $3,600 including GST (includes water connection, excludes town planning if required).
  • Queensland Building and Construction Commission insurance premium. Portable long service leave levy, workplace health and safety notification and levy.
  • Standard house plans by qualified draftsman/designer, complying with energy efficiency regulations.
  • Soil testing by engineer, contour survey to house site.
  • Comprehensive builders all risk works insurance during construction.
  • 10,000 litre A/G poly tank and pump included. Builder to connect to the house as per local council regulations, includes Leaf Eaters to down pipes.
    ** Tank size pending local council regulations.
  • Earth Leakage circuit breaker to all circuits, excl. hot watercircuit.
  • Hard wired smoke detectors where required by law.
  • Water tempering valves, to reduce the chance of scalding.
  • Non-return valves to two external taps as required.
  • Scaffolding and edge protection during construction.
  • Earth works site cut/fill allowance to 1,000mm fall over house pad (excluding rock and trees).
  • Traditional concrete slab and external footing beams (not waffle pods).
  • Footings and slab inspection by designing engineer prior to pouring.
  • Concrete pump allowance $880 including GST.
  • Sewerage connection total of 45 lineal metres clear of slab.
  • Storm water to connection point up to 10M from slab (using 100mm sewer grade, piping underground).
  • Cypress or T2 Treated Pine structural framing timber to home (72mm x 47mm external wall framing). T2 treated pine trusses.
  • Plasmite reticulation/physical termite barriers plus Plasmite ‘Tubes in the Wall Pest Defence System’.
  • R1.5 external wall insulation batts.
  • Sarking(foil)to external walls – Provides moisture barrier and insulation.
  • R3.5 insulation to whole house including garage,excluding outdoor areas.
  • Ceramic tiles to external doorsills – easy clean, non porous.
  • Draft excluder to all external doors, including internal swinging garage door.
  • 5mm grey tinted, powder coated aluminium windows and sliding doors.
  • All aluminium windows and aluminium sliding doors supplied with key locks and flyscreens.
  • Two television co-axial points with cable to ceiling. Two phone points, not including connection. NBN pre provision.
  • Generous light and power point allowance,refer to the ‘Final Quotation’ for quantities.
  • Interior and exterior builders house clean before handover(onsite bins used during construction).
  • PGH & Austral bricks, quality standard height range (Expansive Standard Range included).
  • Colorbond fascias and gutters and roofing screwed to steel roof battens (including safety battens per W.H.& S. requirements).
  • Concrete flooring to porches and patios.
  • Steel-line sectional garage door with two remotes.
  • 315 litre electric Rheem hot water system (5 star energy rating).
  • Front door allowance of $330 per door ($275 per sidelite) including GST.
  • Schlage entrance lock and double cylinder deadlock.
  • Three coats of premium paint used externally where paint is specified.
  • 7Kw Panasonic reverse cycle split system air conditioner.
  • Humes moulded panel internal doors.
  • Select range of Schlage or Legge architectural quality door handles.
  • Melamine shelving, including pigeon hole shelves unit to each robe.
  • 42mm x 11mm architraves, 68mm x 11mm skirting.

  • Three coats of premium grade paint – including primer/sealer undercoat.
  • Weather seals to internal swinging garage door. Door is key locked (same as front door).
